Why Is a Smart Home Design Essential?
Many people set off on the adventure of home automation without a clear plan, buying individual smart devices and hoping they will somehow connect on their own into a meaningful whole. The result is almost always disappointment: a pile of apps on the phone, devices that do not communicate with one another, and a system that takes more effort to use than a conventional home.
From our experience, projects that begin without a professional plan end up costing 20 to 40 percent more than properly planned ones, and they deliver significantly worse results. A professional design solves all of these problems, because it defines the goals of automation, selects compatible equipment and protocols, plans the installation infrastructure, anticipates usage scenarios, and ensures the possibility of future upgrades.
Without a design, you risk buying incompatible equipment, incomplete cabling that will later require expensive construction work, a system that does not match your actual way of life, and the inability to upgrade in the future.
7 Steps to the Perfect Smart Home Design
Step 1: Defining needs and wishes
At Elko, we begin every project with an extensive conversation with the client. Not a conversation about technology, but about life. We want to understand how you use your home, what frustrates you in your daily routine, what you would automate, and who lives in the household.
The questions we ask at the first meeting:
Which aspects of daily life frustrate you the most in your current home? What would you automate if you had an unlimited budget, and what is a realistic first phase? How technologically skilled are the members of the household? Do you have older household members who need to be able to use the system without difficulty? What are your priorities, energy savings, security, comfort, entertainment, or a combination of everything? Do you plan to work from home, and do you need special conditions for a home office, a quiet room, adapted lighting, a reliable network? Do you have or plan to get an electric vehicle? Do you have a pool, a garden with irrigation, or any other outdoor systems? How long do you plan to live in this home? Do you have a boat for which you would like a similar system?
Defining zones: Based on the conversation and an analysis of the floor plan, we divide the home into zones, areas with shared control functions. Typical zones include the entrance area and hallway, the living room, the kitchen and dining area, the bedrooms (each one separately), the bathrooms, the home office, the garage, and the outdoor space with the terrace, pool, and garden.
For each zone, we define which functions need to be automated, lighting, heating and cooling, roller shutters, security, audio, and what the priority of each function is. This is the foundation on which we build the entire system.
Step 2: Selecting the system and components
Based on the defined needs, we propose the optimal system and components from our portfolio. This decision has long-term consequences, because it determines the range of possibilities, the level of reliability, and the options for future expansion.
Our approach to selection:
The central platform, Control4. In the vast majority of our projects, we use Control4 as the central control platform. The reason is simple: Control4 offers an exceptionally intuitive user interface and the ability to integrate all subsystems, from KNX devices for lighting and roller shutters, through audio equipment, to cameras and alarms, into a single unified interface. For the user, that means one app, one touch screen, one control logic, regardless of how many different brands and protocols are working behind the scenes.
Control components, chosen for the project. Depending on the requirements, we choose among Zennio actuators and controllers that offer an excellent price-to-performance ratio, Ekinex switches and modules that stand out for their minimalist Italian design, Gira switches that represent the pinnacle of German engineering and design, Vimar components that offer a wide range of solutions for every budget, Schneider Electric modules that are a global standard of reliability, and Eelectron sensors and actuators that are optimized for KNX systems.
For a single project, we can combine several manufacturers, for example, Gira switches in the living room and bedroom (where design is a priority), Schneider Electric modules in technical spaces (where functionality is enough), and Zennio actuators in the electrical cabinet (where price and performance make the difference). Everything works flawlessly thanks to the KNX standard, which guarantees interoperability.
Air conditioning, CoolAutomation. Almost every one of our projects includes CoolAutomation integration, which allows the air conditioning system, regardless of the air conditioner manufacturer, to become a fully integrated part of the smart home. Instead of a separate remote control for each air conditioner, you control the temperature throughout the home via the Control4 interface.
Security, Hikvision, Luma, ClareVision, Ajax. For video surveillance, we choose among Hikvision cameras for projects that require advanced image analytics, Luma systems for elegant integration with Control4, and ClareVision for compact solutions. For alarm systems, we use Ajax, a wireless system that stands out for its reliability, speed of detection, and the elegant design of its detectors.
Audio, from functional to audiophile. Depending on the budget and expectations, we propose Episode or Bose for functional multiroom audio that covers the whole house, Cabasse or Denon for the mid-range with an excellent price-to-sound-quality ratio, and Bowers & Wilkins, Triad Audio, and Marantz for demanding clients who want no compromise.
The network, the foundation of everything. Every one of our projects includes a professional network infrastructure. We use MikroTik for advanced routing and security, Ubiquiti or Ruijie Reyee access points for full Wi-Fi coverage, Araknis network switches for a reliable wired backbone, and Starlink for locations without a quality internet connection.
Step 3: Producing the project documentation
This is the heart of the project, detailed technical documentation that serves as a guide for installers, electricians, and everyone else involved in the realization.

A functional description of the system. A detailed description of each automation function by room, written in clear language. For example: "Living room, 'Movie' scene: the Gira switches dim the lighting to 10 percent, the motorized roller shutters lower, the Marantz AV receiver switches to the streaming input, the Bowers & Wilkins speakers move into surround mode, and the air conditioning is set to 23°C via the CoolAutomation module."
Single-line diagrams. Electrical diagrams showing the layout of all smart devices, from Zennio actuators in the electrical cabinet to Ekinex switches on the wall, along with the required power supplies and KNX BUS communication connections.
Floor plans with devices marked in. Architectural floor plans on which the position of every switch (Gira, Vimar, Ekinex), sensor (Eelectron), camera (Hikvision/Luma/ClareVision), Ajax detector, Bose/Episode speaker, Ubiquiti/Ruijie Reyee access point, and Control4 touch screen is precisely marked. This is essential for the electricians, who must know exactly where to run the cables.
Cable diagrams. Detailed cabling diagrams that specify the type, length, and route of each cable, from KNX BUS lines to power cables, LAN cables for IP cameras, and audio cabling for in-wall speakers.
Equipment specification. A complete list of all components with exact model designations, quantities, and prices. This is the basis for a transparent cost estimate and gives the client full insight into the structure of the investment.
Programming specifications. A description of all Control4 scenes, KNX automations, and time schedules that will be programmed into the system, from the morning routine to night mode, from leaving for work to the arrival of guests.
Step 4: Coordination with other designers
A smart home design does not exist in a vacuum, it must be coordinated with the architectural design, the electrical installation design, the mechanical design (heating and cooling), and the interior design.
This coordination is one of the most valuable services we provide, because problems arising from a lack of coordination are usually discovered only in the later phases of construction, when fixes are expensive and time-consuming. Our team coordinates the positions of the Gira or Ekinex switches with the interior designer, since they must be aesthetically aligned with the rest of the space. We coordinate the capacity of the electrical distribution cabinet with the electrician, because KNX actuators (Zennio, Eelectron, Schneider Electric) take up extra space on the DIN rail. We align the positions of the Hikvision or Luma cameras with the architect so that they are optimally placed without disrupting the aesthetics of the facade. We coordinate the CoolAutomation integration with the mechanical designer who plans the air conditioning system. And we plan the routes for the audio cables to the positions of the Bose or Triad Audio in-wall speakers in cooperation with the ceiling designer.
That is exactly why we always emphasize: involve us as early as possible in the process, ideally already at the conceptual design stage. The earlier we take part, the more elegant, less expensive, and better integrated the solutions are.
Step 5: Carrying out the installation
With the complete project documentation in hand, the realization begins. The installation of a smart home takes place in phases that are coordinated with the general flow of construction.
The rough phase (concurrent with the rough electrical installation). This is the most critical phase, because cabling mistakes are extremely expensive to correct later. Our team works with the electrician on laying the KNX BUS cables and communication infrastructure, installing conduits for cables to the positions of all switches, sensors, and actuators, running cables for the motorized roller shutters to each window, installing structured cabling, LAN cables to the positions of the Ubiquiti/Ruijie Reyee access points, Hikvision/Luma cameras, and Control4 touch screens, preparing the positions for the Ajax detectors, and running audio cables to the positions of the in-wall speakers.
A quality design eliminates the possibility of oversights, because every cable has a clearly defined route, type, and purpose. Our project documentation is so detailed that it is clear to the electrician what to run, where, and how, with no improvisation.
The finishing phase (after plastering and painting). In the finishing phase, our team mounts the Zennio, Eelectron, and Schneider Electric actuators in the electrical distribution cabinet, installs the Gira, Vimar, or Ekinex smart switches, fits the roller shutter motors, mounts the Hikvision, Luma, or ClareVision cameras, installs the Ajax detectors for motion, smoke, and opening, mounts the Bose, Episode, Bowers & Wilkins, or Triad Audio speakers, installs the MikroTik router, the Ubiquiti/Ruijie Reyee access points, and the Araknis network switches, sets up the Control4 touch screens and controller, and installs the CoolAutomation modules for air conditioning integration.
Programming and commissioning. The final and most complex phase involves programming the Control4 controller and defining all the scenes, configuring the KNX devices via the ETS software, integrating all the subsystems into Control4, from Gira switches to Bose speakers, from Hikvision cameras to the Ajax alarm, programming the CoolAutomation integration with the air conditioning system, configuring MikroTik network security and Ubiquiti/Ruijie Reyee Wi-Fi coverage, testing each function individually and in combination, and training the users on how to operate the system.
Step 6: Testing and fine-tuning
After the initial installation and programming, there follows a period of testing and adjustment that usually lasts two to four weeks. During this period, you live in the house and use the system in everyday situations, while our team fine-tunes the parameters based on your feedback.
This is the phase in which the smart home truly becomes yours. Typical examples of adjustments from our practice: the Eelectron motion sensor in the hallway activates too late, so we increase the sensitivity. CoolAutomation keeps the bedroom temperature too high at night, so we adjust the night schedule. The Control4 movie scene does not dim the Gira switches in the kitchen enough, so we extend the zone. The Bose multiroom audio is too loud when the system switches on in the morning, so we lower the default volume of the morning scene. The Ajax alarm sends a notification when the cat walks through the hallway, so we adjust the sensitivity of the motion detector.

Step 7: Documentation and handover
Upon completion of all the work and adjustments, we hand over complete documentation that includes as-built documentation reflecting the actual state of all installations, the KNX project file (the ETS project) that enables any certified KNX engineer to work on the system, the Control4 project documentation, complete programming specifications with all scenes and automations, user instructions for everyday use written in clear language without technical jargon, instructions for basic interventions (changing the batteries in the Ajax detectors, restarting the system, adding a new user), and warranty certificates for all installed equipment.
We especially emphasize the importance of the KNX project file: it is a standardized format that ensures your system is not "locked in" with us. If for any reason you wish to change integrators, any certified KNX specialist can take over and continue working on your system. This is a level of transparency and fairness toward clients that we are proud of.
Common Mistakes in Smart Home Design
From many years of experience, we know which mistakes people make most often, and that is exactly why we actively prevent them for our clients.
Bringing in the experts too late. The biggest and most expensive mistake is engaging a smart home designer only when construction is already well underway. In the ideal scenario, you contact us while the conceptual design is still being prepared, when it is possible to influence the layout of rooms, the positions of connections, and the sizing of the electrical installations without additional costs. The calls we receive along the lines of "the walls are closed, but we would like a smart home" always result in more expensive and compromised solutions.
Economizing on the network infrastructure. Clients who insist on a home router instead of a professional MikroTik or Ubiquiti solution always come back after a few months of frustration. A smart home with fifty or more connected devices, from Eelectron sensors to Bose speakers, requires a network designed for that kind of load.

Overly complex scenes. A system that requires an engineering degree to use is not a good system. Every member of the household, from a child to a grandparent, must be able to operate the basic functions of the Control4 interface without difficulty. Ignoring aesthetics. A Gira switch designed for minimalist interiors looks out of place in a rustic stone home on an island, and vice versa, a cheap plastic switch spoils a luxurious interior. An inflexible system. Your needs will change, children grow up, hobbies change, technology advances. The design must anticipate the possibility of upgrades without major structural changes. The Control4 platform and the KNX standard make exactly this possible: add a Bowers & Wilkins home cinema in two years, install additional ClareVision cameras when you expand the yard, integrate an electric vehicle charger when you get one, all without replacing the core of the system.
New Construction vs. Renovation: Our Approach
Design for new construction
New construction is the ideal scenario for a smart home, because it offers complete freedom. We develop the design in parallel with the architectural design and include the complete KNX infrastructure with Control4 integration from the very start.
Our recommendation for every new build: run cables for all future possibilities, even if you do not currently plan to use them. The cost of one extra cable during construction is negligible, and when in five years you want a Triad Audio home cinema or an additional Hikvision video surveillance system, the infrastructure will be waiting for you.
Design for renovation
Renovation requires a more creative approach, because it has to work within existing constraints. In this case, we use a combination of wireless protocols for functions such as the Ajax alarm and sensors, and wired solutions only where it is possible to run new cables without major construction work.
The Control4 platform is especially well suited to renovations, because it can communicate with wireless and wired devices at the same time, creating a coherent interface regardless of how each device is connected. For the client, the difference between a wired Zennio actuator and a wireless module is completely invisible, since everything works through the same Control4 app.
Marine Projects: A Smart Home on a Vessel
A special segment of our work is marine projects, the automation of vessels using the same principles and the same level of quality as residential properties on land.
A marine project typically includes a Control4 system adapted for maritime conditions, Starlink satellite internet for connectivity on the open sea, Garmin Fusion Audio, JL Audio, or Rockford Fosgate for sound that withstands marine conditions, Bowers & Wilkins for premium cabin audio reproduction, lighting and air conditioning integrated into Control4, and security cameras adapted for external marine positions.
