What a smart home can do and the best upgrades

Across dozens of completed projects, from villas on Rab and in Istria to apartments in Opatija and commercial spaces, we have learned one thing: a smart home is not a pile of gadgets, but a system that quietly works in the background and makes everyday life easier.

In this guide we explain what a smart home can really do and which upgrades, in our experience, deliver the most value for the money invested.

Lighting that adapts to the moment

Lighting is the most common first upgrade because you feel it right away. With on/off, phase cut and DALI control through Gira and Zennio KNX components, you dim the light, group it into scenes and automate it according to the time of day.

A single button launches a scene for dinner, movie watching or leaving the house, with no hunting for switches along the walls.

Heating and cooling under one control

Smart temperature control by zones means rooms are heated or cooled only when and as much as needed. The system follows your schedule and presence, reducing consumption without any loss of comfort.

Blinds, shade and sun protection

Automatic blinds and shades protect against overheating in summer and retain warmth in winter. Linked to scenes and sensors, they lower in strong sunlight or rise as the home wakes in the morning.

Security and surveillance

Video surveillance (Hikvision, Luma), an alarm (Ajax) and access control integrate into the same system. The Away scene locks up, turns off the lights and arms the alarm with one touch, while notifications arrive on your phone.

Multimedia and sound in multiple rooms

Discreetly installed Bose, Bowers & Wilkins or Triad speakers bring music into every room, controlled by the same system. The sound follows your scenes, so music starts quietly with your morning routine.

The network as the foundation of everything

A reliable network, with Ubiquiti UniFi and Mikrotik equipment plus Starlink where needed, is the foundation of a stable system. Without a good network, even the best equipment will not work reliably.

The best upgrades to start with

If you are starting gradually, we recommend this order based on the ratio of benefit to investment:

  • A quality network infrastructure as the foundation
  • Lighting and scene control
  • Automation of heating, cooling and blinds
  • Video surveillance and alarm system
  • Multiroom audio and multimedia integration

With a good plan at the start, each of these upgrades can be added in phases, without demolition and double costs.

Yes. With the plan and infrastructure set up at the start, the system expands in phases without any later construction work.

Yes, our goal is for lighting, heating, shading, security and sound to work together and be controlled from one place.
